DXD Capital Lists Third Self-Storage Fund on iCapital Marketplace for Wealth Managers

DXD Capital, a Denver-based data-driven real estate private equity firm, has made its third self-storage fund available through iCapital Marketplace, expanding distribution of the alternative asset class to financial advisors and wealth managers.

Broadening Access to Alternative Real Estate

The listing on iCapital Marketplace — a platform used by wealth managers to access alternative investments — marks DXD Capital’s latest effort to widen the investor base for self-storage assets beyond institutional channels.

The firm positions self-storage as an asset class with resilient performance across economic cycles, citing consistent demand as a key characteristic distinguishing it from more volatile real estate segments.

Data-Driven Investment Thesis

Drew Dolan, Principal and Fund Manager at DXD Capital, framed the iCapital partnership as an extension of the firm’s core methodology.

“Our mission has always been to leverage data at scale to identify optimal investment opportunities,” Dolan said. “This collaboration allows us to empower more wealth managers to offer this asset class to their clients with the same efficiency and transparency they expect from traditional investments.”

What the Listing Means for Advisors

By joining iCapital Marketplace, DXD Capital gives financial advisors streamlined access to a private equity real estate vehicle that would otherwise require direct institutional engagement.

DXD Capital has not disclosed the fund’s target size, fee structure, or specific return projections in its public announcement.
